Putting your home on the market can be very overwhelming for some. However selecting the right agent can considerably reduce this anxiety, making it an exciting and rewarding experience.
PRIVATE SALE
Private Sale is the most common method of selling a property. Our agency advertises our properties for a fixed price. We do not use the “Plus” method or “Buyers Over” as most purchasers, if not all, find this very confusing and can get turned off a property if it seems too complicated. The feedback we receive from our clients is that it can be quite a deceptive form of marketing and they are more attracted to a property if it is on for a fixed price.
AUCTION
Another popular form of sale is Auction. The main criteria for an Auction property are as follows;
- A unique property that offers something different to most
- A lifestyle/rural property with improvements such as pool, tennis court, shedding, horse arena etc… or acreage
- A property that is extremely sought after in a market where demand exceeds supply
- A multi purpose development site
- A property that is zoned as Commercial or Industrial etc…
When most people hear the term “Auction” they think of Auction day where on many occasions, in this area, people don’t bid. In actual fact, most of our Auction properties sell well before the date set. The main reason we put at a property up for Auction in the first place is because it is unique or extremely sought after so it only makes sense that purchasers want to secure the property before the big day.
NEGOTIATING
We have the experience and know how to get you the best possible price for you using our effective negotiating skills. It is our strict policy to only submit offers to our vendors in writing on a contract, so that you know all our offers are genuine and they have substance, being on a binding contract.
