Creating a Warm Welcome on Inspection Day

Creating a Warm Welcome on Inspection Day

A few subtle styling touches and strategic quick fixes can lift your home’s appeal the moment buyers step inside. Here’s your essential inspection day checklist.

Kitchen

✔ Clear benches—keep surfaces clean and curated. If you like, add a styled touch—maybe fresh bread on a board, flowers, an open cookbook or a ceramic bowl with a linen napkin and whisk.

✔ Remove dish liquid, sponges, dish racks, bins & tea towels—  including tea towels hanging on the oven. Basically, tuck away anything that hints of cleaning!

✔ Coffee machines, toasters & appliances—store away to maximise space unless they’re a design feature.

Living

Scale back on unnecessary furniture in living rooms to create an open and inviting space. Gently tuck away excess photo frames—so buyers can start visualising their own chapter in the home.

Remember, a few simple edits and a little thoughtful styling can create a space that feels inviting and full of possibility.

Bedroom

✔ Create a haven—fresh bed linen, textured and layered.

✔ Limit furniture—only one bedside table in single rooms with minimal table décor.

✔ Declutter—pack away toys and personal items.

✔ Invite calm—add soft lighting with lamps and warm globes for ambience.

Bathroom

✔ Towels—think crisp white or earthy tones. Rather than draping them over bathtubs, fold/roll them neatly or style with intention to enhance the room’s feel.

✔ One beautiful quality hand soap—think ‘Alive’ style—on a tray says ‘elevated’ without even trying.

✔ Remove clutter—hide razors, toothbrushes, and bottles.

✔ Make those surfaces shine—wipe away smudges and splashes for a clean, calm, and polished finish.

Outdoors

✔ Clear the way—hide bins, hoses and declutter. Pathways and driveways should feel open and welcoming. Mow, tidy and trim the garden.

✔ Style your outdoors—give furniture a clean, then layer with an outdoor rug, a cushion or two, and a soft throw for texture.

✔ Pool or spa? Show it off—remove the cover and ensure the water looks clear.

Ready-for-Camera

✔ Clean windows and clear away cobwebs.

✔ Sweep driveways, porches, and garden paths.

✔ Turn on all lights and lamps—yes, even the outdoor ones.

✔ Hide pet bowls and bins.

✔ Move vehicles from driveways and the front of the home.

✔ Light fireplaces and firepits—they add instant ambience.

Open Day Mood

✔ Let a softly scented candle greet buyers at the door—creating a sense of calm and comfort from the moment they step inside.

✔ A simple bowl of lemons or limes, or a bunch of fresh flowers on the kitchen bench, adds a considered touch.

✔ Don’t forget to clear any lingering pet odours to keep the air fresh and inviting.
