If you’re house hunting in Victoria, you may notice a few changes to property advertising from 1 October 2026.
New rules around Property Price Statements (PPS) have been introduced, with the aim of giving buyers clearer, more useful information when comparing properties.
Sounds a little technical, but the changes are actually pretty straightforward.
So, what’s changed?
Comparable sales need to genuinely compare.
The properties used to help support a price guide must be closely comparable to the home being sold — taking into account things such as the property itself, its size, condition and overall quality.
Property Price Statements need to be easy to find.
Buyers shouldn’t have to go hunting for important pricing information. Advertising must provide easy access to the Property Price Statement, whether that’s through a link or QR code.
Sold prices need to be updated.
Once a property has sold unconditionally, the Property Price Statement must be updated with the sale price within seven days.
What does it mean for buyers?
In simple terms, it means better information, clearer comparisons and easier access to the details that matter when you’re making a property decision.
